Fenced yard for pets!
This special property is located in upper 'Up-Town' Sedona. Very scenic setting with natural red-rock views to the East and North. Quiet neighborhood with only limited, local traffic. Very convenient to UPtown restaurants and shops.
The MOST special attribute about this house is that you have a sense of privacy due to extensive vegetation planted to screen out views of other houses, powerlines, roads, and cars. The world-class red-rock views are mostly framed by vegetation. The patios, decks, and windows are easy places to enter into a reverie with your Maker.
The home itself is warmly charming. It has an up-lifting, friendly feel to it. The decor has an artistic, somewhat south-western flavor; a golden lighted, warm-home feel to it.
The kitchen was FULLY remodeled in 2021. The bathrooms are modern and have nice glass showers. There are large picture windows in the living room and master suite to capture the incredible views and sunrises and sunsets. You can enjoy the views while you sit on the sofa, eat your meals, or even recline in the comfort of the bed.
There are comfortable chairs on the front deck and nice tables on the front and back patios; always a sunny or shady place to be outdoors.
The vegetation largely screens the house from the road, and even provides a visual divide between different areas of the house.
There are two queen sized beds in the house, as well as an air mattress.
The garage has been converted into a separate suite; there is no connecting door or sound transfer through the 10 inch brick wall between the suite and the house.
This house is the owner's primary residence, so it feels loved and welcoming....
House guests will have use of two bedroom house, less a couple of locked hall way closets. The garage has been converted into a separate vacation rental unit, and is also available (separately) when not previously booked. There is a ten inch thick brick wall that prevents sound transfer with house. Parking is on the driveway. There is a fenced back yard with partially shaded patio as well as a partially shaded deck off each bedroom, and a new front patio with AMAZING views of Wilson Mountain.
The back yard is perfect for dogs, and there is even an 8 foot tall kennel (with a medium sized pet door into the house) where your pets would be completely safe from coyotes, javalinas, and bob cats. Note that there is a pet fee ( contact me to discuss it for longer stays), and pets are considered on case by case basis.
I will be away whenever I rent my home, but will have telephone, text, and email contact with guests, and a team of local managers available to help out with anything.
This is a lovely, established neighborhood of nice homes with friendly residents. It has mature landscaping which provides beautiful views without the powerlines, roads, other homes, and other visual clutter visible from many other Sedona locations. The hiking trails accessible from the house are fabulous ( Brinn's Mesa, Cibola Pass, JimThompson Trail, Soldier's Pass, etc). The amenities (shops and restaurants) of Uptown Sedona are literally a 10 minute walk down the hill. We are located only two houses down from the National Forest border, so we frequently see Javalina and deer in the yard. There are only four half-steps to enter the one level house.

Please contact me before you book for more than two weeks, or if you have a pet. I consider pets on a case by case basis; pet fee is a minimum of $100 to cover extra wear and tear and cleaning .
If you do not have the required positive reviews from other hosts, there may be ways to do alternative screening.

Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 3% deduction to cover processing fees.
- No Shoes: Please remove your shoes upon entering the home.
- No Smoking or Vaping: Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.
- No Mailing Packages: Do NOT send or receive packages at the property.
- No Excessive Guests: Additional guests NOT on the reservation require approval and will incur a $50 fee per guest.
- Report Damages: If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.
- No Parties: No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.
- Noise & Security: Violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with NO refund and a $500 fine with possible legal action.
- Excessive Cleaning: $100 fee if the property is left with excessive trash.
- Keep Doors Closed: Refunds won't be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity.
