Positive: The location is very good. One can find the train station, a supermarket&gelateria a few minutes away. There is a large, fully equipped kitchen. The owner is very attentive.

Negative: The only downside is that since it's an attic, one cannot really enjoy the surroundings. So, this is something to consider if you plan to spend more time inside.
