The townhome is nestled away in the Biltmore area, so you can easily escape the hustle and bustle into your own quiet retreat. This spacious, clean and contemporary home is well-suited for business travelers, couples and families. There's plenty of room and lots of parking (2 car garage plus overflow).
No more than 30 minutes in any direction from whatever entertains you.

NO SMOKING/VAPING/FIRES (tobacco or anything "else") in the house, iron-gated areas of the property (foyer & back yard gated area) or in the garage. Smoking is permitted in designated area only - there is a dedicated ashtray located in the side yard.

Guest access
Overall, the house is yours. We will either greet you in person or provide you the lock box code to access keys / garage door opener prior to your arrival. There's lots of closet space up and downstairs.
GARAGE: The house rental comes with a 2 car garage space and has additional parking spots outside (can easily handle 2 more cars).
TRASH & RECYCLE
Trash bags are located in the cabinets in the kitchen counter top. BLUE cans are for RECYCLE ONLY. Please refrain from putting food items in the can as it ruins the recyclable items in it.
OUTDOOR BURNING RULES: Make sure to check the calendar for current laws regulating outdoor burning. Due to the nice weather and lack of rain to wash away pollution and dust, Arizona is prone to burning bans during the summer months.
Other things to note
ABSOLUTELY, POSITIVELY NO SMOKING inside the house or in the enclosed, gated areas. Indoor FIREPLACE is NOT available for use. Any evidence (scent / smell) will result in a claim being made for $450 to have the vents and house entirely cleaned in order to remove the smoke odor.
SECURITY DEPOSIT: $500 deposit is NOT charged UNLESS a claim is made to within 14 days AFTER your departure.

Please understand that we don't allow bookings to be made on behalf of another person(s) and is grounds for cancellation unless prior approval has been acquired. The guest renting the home is expected to be present throughout the entire the reservation.

SAFETY FIRST
* NO ROOFTOP ACCESS. Accessing the garage rooftop is strictly prohibited for safety reasons. Violation of this house rule will result in immediate cancellation of your reservation without a refund.
* SPIRAL STAIRCASE AND SUNKEN LIVING ROOM.
The spiral staircase is steep and narrow. The living room is a "step down" of about 4" - both features of the property may be difficult for people with mobility issues.
* WIDE RAILING GAPS. The property is NOT recommended for small children. The railing on the spiral staircase and upstairs loft area has gapped intervals of 7"; wide enough for small children to squeeze through. Guests are responsible for keeping their children safe.
* SECURITY: Security Cameras and system are active on the premises (OUTDOORS ONLY) for your safety.
* WEATHER PHENOMENA: Beware that in AZ there are two weather phenomena that occur - Haboobs and monsoons. The monsoon season begins on June 15 and ends on September 30, but the storms peak between mid-July and mid-August. As monsoon season begins, we also prepare for haboobs, the miles-wide dust storms that characterize southwest summers and can make driving a challenge.
If caught in a a haboob:
1. Safely pull off the road while you still have visibility. Do not stop in a travel or emergency lane.
2. Turn off car headlights and interior lights so that other travelers don’t assume you are on the road and try to follow you.
3. Make sure all windows are rolled up and doors are tightly shut.
4. Close air vents so dust doesn’t come into the vehicle.
5. Stay in your vehicle with seat belts fastened and wait for the storm to pass.
